Step 1

Enroll in TREC approved Texas Real Estate Broker License courses with School Estate

Estimated time to Complete: 3-6 Weeks

TREC Required Texas Real Estate License courses:

  • Principles I
  • Principles II
  • Law of Agency
  • Law of Contracts
  • Finance I
  • Promulgated Contract Forms

Licensing Packages

Enroll in one of our Texas Real Estate License Broker Success Packs. All of our Success Packs include all 6 required TREC core courses, Real Estate Brokerage, Two 30-Hour Elective Courses, Exam Prep course, Unlimited Practice Exams, and Live Zoom Study Groups.

Certain elements of your background may disqualify you from obtaining a real estate license. If you are concerned, you can do a Fitness Determination prior to taking your courses and applying for your license.

Step 2

Submit your Application for a “Broker License by an Individual”
Estimated time to Approval: 7 – 10 days
Estimated time to apply: 20 minutes
Cost: $305

  • Set up a user ID and password and create an account with TREC.
  • Submit your application for a “First Time Sales Agent License” to TREC
  • Check the status of your Application with TREC’s Application Tracker

Step 3

Get Fingerprinted at IdentoGO
Estimated time in person: 1 hour
Estimated time to apply: 15 minutes
Cost: $38.25

  • Only required if you are not already fingerprinted with TREC
  • Enter your Name and Date of Birth, on the Fingerprint Page
  • You will then receive your “IdentoGO ID”s
  • Write down your TREC ID # (You will need it on Step 4)
  • Schedule your fingerprints

Step 4

Email Certificates to TREC & Study for Exam
Estimated time to Complete: 5-7 Days
Cost: Free with all Broker License Packages

  1. Download all 6 PDF certificates from your account
  2. Email to TREC and Include:
    1. Full Name as it appears on your certificates
    2. 6 Completion Certificates
    3. TREC ID# (from Step 3)
    4. Email to: documents@trec.texas.gov

Note: Your TREC ID# is provided in Step 3 once you enter your name and date of birth

Fatigue is no friend to test day. Aim for at least seven hours of sleep and keep distractions to a minimum. You’ll thank yourself when you’re clear-headed at test time.

3. Test Early in the Day

According to Major Universities, early testing is the way to go. Schedule your exam in the morning to keep your mind fresh and your focus sharp—no afternoon slump here!

4. Take Practice Exams

Practice exams don’t just test your knowledge; they get you in the right frame of mind for the real thing. A few practice rounds can be the edge you need to pass with confidence.

Note: Pearson VUE doesn’t provide calculators. You may bring a hand-held, battery, or solar-powered financial calculator used in real estate, finance, or business, as long as it has no alpha characters.

Step 5

Schedule and Sit for the State Exams with Pearson Vue
Estimated time to apply: 15 minutes
Cost: $39

The State Exam can be scheduled once you receive your TREC approval letter.

Schedule your Texas Real Estate Sales Agent’s Exam with Pearson Vue Online or by phone at (800) 997-1248.

State Exam details:

  • National Exam: 80 Questions (+ 5 pre-test questions): 2 hours and 30 minutes – Passing score: 75%
  • State Exam: 40 Questions (+ 10 pre-test questions): 1 hour and 30 minutes – Passing score: 75%
  • The National exam includes 5 “pretest” questions, and the State exam includes 10. These are unscored questions used to gather data for future exams and do not impact your score.

The School Estate Broker Exam Prep Course, included in all Broker packages, provides everything you need to succeed. It features Live Zoom Study Groups, unlimited practice exams, and detailed Instructor cram videos to help you prepare effectively for the Texas Broker Licensing Exam.

Eligibility Requirements for a Texas Real Estate Broker License

To apply for a Texas Real Estate Broker License, applicants must provide the Texas Real Estate Commission (TREC) with evidence of meeting the following requirements. You must satisfy either A, C & D or B, C & D:

Option A:

  • Have at least 4 years of active experience as a Licensed Real Estate Salesperson or Broker in Texas within the 5 years preceding your application.

OR

Option B:

  • Be licensed as a Broker in another state and have at least 4 years of active experience as a Licensed Real Estate Salesperson or Broker within the 5 years preceding your application.

AND

Requirement C:

  • Accumulate at least 3,600 points of qualifying practical experience over 4 out of the last 5 years, as required by TREC.
  • Use one of the following supplemental TREC forms to report your qualifying experience:
  1. TREC Form BL-A: For reporting qualifying experience with your initial application.
  2. TREC Form BL-B: For reporting qualifying experience after submitting your Broker License application.

AND

Requirement D (Education Requirements):

Applicants must complete a total of 900 hours:

1. 270 hours of TREC-approved qualifying real estate courses, including:

  • Real Estate Principles I
  • Real Estate Principles II
  • Law of Agency
  • Law of Contracts
  • Real Estate Finance I
  • Promulgated Contract Forms

A mandatory 30-hour Real Estate Brokerage course, which can count as part of the 270 required hours.

2. 630 additional hours of related courses approved by TREC or

A bachelor’s degree or higher from an accredited college or university. Submit a copy of your college transcript(s) as evidence.
